Opportunities await the melting pot of Central Luzon as Ayala Land Inc.’s (ALI) latest mixed-use development, Cresendo, opens up diverse opportunities for commercial and investment activities, which is seen to create jobs and help economic growth in the province. A pioneer in developing master-planned estates, ALI continues to develop mixed-use communities to tap the potential of growth centers across the country.

The 290-hectare sustainable estate is envisioned to be a new city center and destination in the province. ALI has allocated P5.5 billion for the initial phase of the project, which is expected to spur more opportunities for employment, education, and entrepreneurship in Tarlac.

Modern yet familiar downtown life

ALI will develop the Cresendo Downtown, a 47-hectare mixed-use area, which is expected to drive entrepreneurship and boost the commercial activities in the estate. The area will have a school, a church, and a town plaza that will serve as the community’s congregation area.

Cresendo Downtown is offering commercial lots for sale, with sizes ranging from 500 to 2,000 sqm. The bigger lot type categorized as commercial lots will have an average area of 1,980 sqm and will be priced at P34,500 per sqm. Meanwhile, the shophouse lots offer lot sizes ranging from 512 to 678 sqm at an average of P47,250 per sqm.

True to its commitment to put people first, it also promotes a pedestrian-friendly street life through low-rise, mixed-use buildings, modern yet familiar architectural theme, green streetscapes, and walkable, human-scale pedestrian streets.

The site plan and its architecture is a modern take on the classic poblacion design. The aesthetics for buildings and developments will manifest an old-world charm complemented with modern flairs seen in the design translation, accent articulation, and material finishes.

The mixed-use commercial development can be used as office, training facility, hotel, tertiary level school or higher education, hospital or clinic, parking area, and recreational or sport space.

Cresendo Downtown will also be home to Don Bosco’s newest campus, which will start offering senior high school in 2022, followed by its Technical-Vocational Education and Training Center by 2025. The institution is expected to accommodate about 5,000 students at full build. Don Bosco’s technical-vocational education programs and training center aim to equip graduates with technical proficiency and skillsets that will complement the talent requirements of businesses within and around the estate.

A 1.5-kilometer greenway, which has dedicated pedestrian lanes and bike lanes, will connect the town plaza to the seven-hectare River Terraces. The River Terraces shall have unique features and will function as a community convergence point.

Industrial park boosting business and employment

The commercial district is also complemented by the 32-hectare Cresendo Industrial Park (CIP), which is set to open in 2022 and is expected to generate approximately 2,000 jobs upon full development.

The CIP is offering its industrial lots to non-polluting and non-hazardous light to medium locators, such as those in manufacturing, warehousing, standard factory buildings, and logistics that will cater the northern and central Luzon markets.

Currently, ALI has confirmed locators from the industries of logistics, manufacturing, and distribution center. The CIP is offering industrial lots with sizes ranging from 1,754 sqm to 2,906 sqm, priced at PhP 8,200 per sqm.

Cresendo is the 29th estate developed by ALI, and its first mixed-use development in Tarlac.
